Dixieline Builders Fund Control (DBFC) is a division of ProBuild Holdings and is owned by Fidelity Investments. Fund Control is a licensed escrow company specializing in the disbursement of construction funds and handles the sometimes intricate details of construction escrow accounts. Whether you are involved in a large remodeling project, custom home, a tract of homes, fire damage rebuild, or a commercial project, our fund control service can simplify the payment process saving you time and money.
DBFC has been successfully serving the builders of Southern California since its creation in 1965 by Dixieline Lumber Co. founder Bill Cowling. DBFC became part of the ProBuild organization when ProBuild was formed in 2006.
In 1997, Fidelity Capital, the investment arm of Fidelity Investments, purchased the Strober Organization, a building materials supplier primarily serving the East Coast. In 2006, Fidelity Capital purchased the Lanoga Corporation, a building material supplier primarily serving the Midwest and West Coast and parent company of Dixieline Lumber Company and Fund Control. Both organizations merged and formed ProBuild, the nation’s largest building material supplier with more than 500 national locations. In 2008, DBFC became a separate entity of ProBuild and is now on its way to becoming a national company.
DBFC serves as a financial service company as well as an escrow funding operation for builders and homeowners. Banks and contractors look to our services for disbursing lender and personal funds through the duration of a project and along the way, provide accurate cost accounting and record keeping. Because we serve as a neutral third party, we can effectively assist the builder, the lender and the homeowner in managing the flow of money to all respective parties. In fact, we have managed the disbursement of over one billion dollars in each of the past three years. DBFC is also a member of the Escrow Agents Fidelity Corporation, Escrow Institute, California Bankers Association, Risk Management Association, and Building Industry Association.
DBFC’s experienced and qualified personnel are knowledgeable about building materials and construction as well as funding and disbursement procedures. Our basic process involves a request for payment from either the owner or contractor, the request funding by the bank or owner, then the payees receiving payment through vouchers. Lien waivers are obtained from each payee prior to payment. Business records and tax documentation require accurate classification and recording of construction costs and disbursements. For qualified vendors, we also process miscellaneous 1099 forms.
